Edmonton’s housing market is cooling for winter, but that’s good news for buyers planning their next move.

As we step into December and the snow settles in across Edmonton, many homeowners and buyers are wondering what the real estate market is doing now that winter has arrived. This month, I sat down again with Edmonton Home Team’s Jay Lewis to unpack the latest data, and together we broke down what’s really happening beneath the headlines.

Despite some eye-catching numbers, the story is simple: this is a normal seasonal slowdown, and Edmonton remains one of Canada’s most stable and affordable major housing markets.

Sales Have Dropped — But This Happens Every Year

Jay and I started the conversation by looking at the sales drop from October to November. The numbers show a decrease from 2,061 sales in October to 1,654 in November. Jay summed it up perfectly, “This is a big drop… but buyers are slowing down right now. There are other things they’re thinking about.”

To understand whether this was unusual, Jay pulled data all the way back to 2018. When comparing the rate of change between August and November across eight years, this year lands right in the normal range. As Jay explained, “We’re right where we’re supposed to be.”

In other words, Edmonton is behaving exactly like Edmonton usually does at this time of year.

Moving Toward a More Balanced Market

For the past few years, buyers in Edmonton have been battling a seller’s market, with rising home prices and fast-moving listings. As I shared during the video:
“We’ve been in a seller’s market ever since COVID hit… Getting into a more balanced market is really going to make it nicer for our first-time homebuyers and even repeat buyers.”

Right now, buyers finally have a bit more breathing room. You don’t necessarily have to make an offer within minutes of a home hitting the market. That’s good news for people who want time to think and compare options — something I always encourage as a mortgage broker.

Inventory and Days on Market: Seasonal and Expected

Inventory dropped from 6,665 available homes in October to 5,961 in November. This isn’t a sign of trouble — it’s typical for winter. Jay explained: “Sellers have decided, ‘Let’s wait until after Christmas.’”

Days on market have also increased slightly, which is always expected as we head into the colder months. Semi-detached homes saw the biggest change, up 10 days year over year, while condos and row houses also saw increases.

Home Prices: Small Changes, Nothing Dramatic

We also looked at November’s price changes. Detached home prices dipped slightly, down about $2,000. Semi-detached homes ticked up by roughly the same amount. Townhouses saw a larger drop, and condos increased, partly due to one unusually high-priced sale skewing the averages.

“Nothing to see here right now,” Jay said,”Let’s see if builders continue to put new inventory on the marketplace.” From my perspective helping clients secure the best mortgage options, these steady prices are a sign of stability — exactly what we want heading into 2026.

What This Means for Buyers and Homeowners

If you’re a homeowner, this season likely won’t bring major price swings. For buyers, this winter may actually be one of the most comfortable times to shop in years. “[The market is] balanced,” Jay said, “and there’s something to choose from. If you’re a buyer, let’s go.”
