What Alberta homeowners say
Really good experience with the Mortages for Less Team. Tamar was very attentive to our needs.
Tamar was great to deal with. Efficiently got me everything I needed... And more. Thanks Tamar
Josh provided me with good advice and did not waste my time.
Easy to approach.understanding and very professional.
Didn’t end up getting a mortgage through him but Josh was incredibly helpful and provided objective advice.
Tamar is truly amazing and so patient. She helped us through the entire process (which was quite confusing to be honest). Highly recommend.
I recently used their service, Tamar was my broker and she did a great job. She solved all our doubts and gave us the best service.
Tamar was super helpful throughout the process of helping us renew our mortgage. We changed mortgage providers, but Tamar made the process smooth.
What happens after you apply?
Applying online is just the first step. Here’s exactly what happens next — there’s no pressure and no obligation at any point:
- You submit the short form. Your name, contact details and the type of mortgage you need. About two minutes, no credit check.
- You get your secure application link. Right after you submit, we text and email you a link to our encrypted application to gather your income and down-payment details.
- A licensed broker reaches out. We call or email — usually the same or next business day — to understand your goals and answer your questions.
- You get your pre-approval and rate. We shop 30+ lenders and come back with your pre-approval and the best rate we can find. You decide if and when to move ahead.
What documents do I need to apply?
You don’t need anything to start the form — the items below come later, once we’re preparing your full application. Having them handy speeds up your pre-approval.
| What you’ll need | Examples |
|---|---|
| Identification | Government-issued photo ID |
| Income | Recent pay stubs and T4s, or your Notice of Assessment (about 2 years if you’re self-employed) |
| Down payment | A 90-day history of the account(s) holding your down payment |
| Property (if you have one) | Your purchase agreement, or — for a refinance or renewal — your current mortgage statement |
Do you check my credit when I apply?
No — there’s no credit check to start. The online form doesn’t pull your credit. We only request a credit check later, with your consent, once you’ve decided to move forward. A credit check does help us give you the most accurate numbers, so we’ll walk you through it when the time comes.
Is my information secure?
Yes. Your full application runs on an encrypted, secure platform, and your details are only ever used to prepare your mortgage. There’s no obligation to proceed, and you can stop at any time. Based in Calgary, we help homebuyers and homeowners across Alberta, including Edmonton.
Frequently asked questions
Is there a credit check when I apply online?
No — there’s no credit check to start. The online form doesn’t touch your credit. We only pull credit later, with your consent, once you’re moving forward. A credit check does help us give the most accurate numbers, so we’ll set it up with you at the right time.
