If you are a first-time home buyer in Alberta and purchased a newly built home on or after March 20, 2025, you may qualify for the federal GST New Housing Rebate.   • The builder claims the rebate from the CRA

  • You do not apply for the rebate yourself

This is the most common situation for first-time home buyers purchasing new homes from builders. If this applies to you, there is nothing you need to do.

When First-Time Home Buyers Need to Apply for the GST Rebate

Some first-time buyers did pay GST when they purchased their home in the last year.

This can happen if:

  • GST was added on top of the purchase price

  • The builder did not include the rebate in the contract

  • You purchased a custom-built home

  • You built your own home

  • You bought an assignment or special purchase

If you paid GST, you may be able to apply directly to the CRA for The New Housing Rebate, which allows eligible buyers to recover some or all of the GST paid on their new home.

Creating a CRA My Account to Apply for the GST Rebate

If you don’t already have a CRA account, you will need to create one before applying. To register for CRA My Account, you will need:

  • Your Social Insurance Number (SIN)

  • Your date of birth

  • Your postal code

  • Information from a recent tax return
