ATB Financial Mortgages, Explained
ATB Financial is the only major bank headquartered in Alberta — and the only one that lends exclusively to Albertans. As a Crown corporation of the Government of Alberta, it’s about as local as a lender gets. Here’s how ATB mortgages actually work, and how a Calgary broker gets you ATB’s best pricing (or a lender that beats it).
ATB’s 5-year fixed posted rate over time
Posted rates are the bank’s “sticker price” — the number used to advertise, and on some products, to calculate penalties. They typically sit above what a broker can actually secure for you once a discount is applied. Here’s how ATB’s posted 5-year fixed has moved:
The exact number matters less than the gap between posted and brokered. Ask us for today’s discounted ATB rate before you commit to a branch quote.
Who is ATB Financial?
ATB Financial is a Crown corporation wholly owned by the Government of Alberta — it isn’t a chartered bank like the Big Six, and it isn’t a member of CDIC. Instead, deposits at ATB are guaranteed by the Province of Alberta. ATB operates branches across the province and lends only to Alberta residents and properties — it doesn’t do business anywhere else in Canada. ATB also owns Bridgewater Bank, a Calgary-based Schedule I bank that lends nationally through the broker channel, but that’s a separate business with its own products.
ATB’s mortgage line-up
| Product | What it is | Best for |
|---|---|---|
| Fixed-rate mortgage | Rate locked for the term you choose | Predictable payments and peace of mind |
| Variable-rate mortgage | Rate moves with ATB’s prime rate | Flexibility and betting that rates ease |
| Conventional & insured | 20%+ down (conventional) or less than 20% down with mortgage insurance | Both move-up buyers and first-time buyers with a smaller down payment |
| HELOC | A home equity line of credit secured against your property | Tapping equity for renovations, investing or debt consolidation |
Why ATB’s Alberta-only focus matters for Calgary and Edmonton buyers
Every other Big Six bank splits its attention across ten provinces. ATB doesn’t — it exists to serve Alberta, full stop. That means underwriting decisions are made by people who understand the Calgary and Edmonton markets, local employment patterns, and Alberta property types, rather than a national credit policy written for the whole country. For homebuyers who want a lender genuinely rooted in the province — and whose deposits are guaranteed by Alberta itself — ATB is a distinctly local alternative to the national banks. It’s also worth knowing that ATB reaches broker clients through a separate arm, Bridgewater Bank, which lends across Canada rather than just in Alberta — so your options with the ATB family can extend beyond the province depending on your file.
