A pre-qualification is a quick read on what you can likely borrow, based on a short conversation about your income, debts and down payment. It’s the first step before a full pre-approval, and a good broker can start it with no hit to your credit.
Pre-qualification vs pre-approval
People use these terms loosely, and some lenders even swap them. Here’s the honest difference. A pre-qualification is a fast estimate: you tell me your income, your debts and your down payment, and I tell you roughly what you can afford. Nothing is verified yet. A pre-approval is the real thing: I collect your documents, confirm the numbers, run your credit, and get a lender to hold a rate for you. When you make an offer, a pre-approval carries weight. A pre-qualification does not.

Starting with no credit hit
You don’t have to damage your credit just to find out where you stand. When you’re ready to move to a full pre-approval, that’s when a hard pull happens, and by then it’s worth it.
What a rate hold gives you
When you get a genuine pre-approval, the lender holds a rate for you, usually 90 to 120 days. If rates climb while you’re house-hunting, you keep the lower held rate. If rates drop, most lenders let you take the better one. It’s protection with no real downside. A pre-qualification does not come with a rate hold, which is the main reason serious buyers move past it to a full pre-approval before they start writing offers.
Documents to gather
You don’t need these to pre-qualify, but having them ready turns a pre-qualification into a full pre-approval fast. Getting them together early is the single best thing you can do to move quickly when you find the right place.
- Recent pay stubs and a letter of employment
- Two years of T4s, and Notices of Assessment if you’re self-employed or earn commission
- Proof of your down payment: bank or investment statements, plus any gift-letter details
- Photo ID, and a rough list of your current debts and monthly payments
Remember your down payment math: 5% on the first $500,000 and 10% on the portion from $500,000 to $1.5M gets you into an insured mortgage; 20% or more makes it conventional. And in Alberta there’s no provincial land-transfer tax, just modest land-title fees, which keeps your closing costs lower than in Ontario or BC.
Why a real pre-approval makes your offer stronger
Sellers and their agents know the difference. A verified pre-approval says a lender has already looked at your file and is prepared to lend, which makes your offer far more credible than one backed by a rough estimate. In a competitive situation, that’s often what separates the offer that gets accepted from the one that doesn’t. Keep in mind a pre-approval still isn’t a final approval: the lender will confirm the property and your details once you’re under contract.
