CIBC Mortgages, Explained
CIBC is one of Canada’s Big Six banks — but for mortgages it’s a branch-and-advisor-only lender. You can’t get a CIBC mortgage through a mortgage broker. Here’s the honest picture, and how we get you a comparable or better deal elsewhere.
CIBC’s 5-year fixed posted rate over time
Even though we can’t place CIBC, its posted rate is useful context — it’s the advertised “sticker price” the big banks quote, and it sits well above the discounted rate a broker secures elsewhere. Here’s how CIBC’s posted 5-year fixed has moved:
The takeaway is the gap between a posted big-bank rate and what a broker can actually get you. That gap is the whole reason to compare before you sign.
Who is CIBC?
CIBC (Canadian Imperial Bank of Commerce) is one of Canada’s Big Six banks, offering the full range of retail banking including mortgages. For home financing, CIBC sells exclusively through its own branches and its employed mortgage advisors — it does not distribute through independent mortgage brokers.
Why can’t I get CIBC through a broker?
CIBC used to be a major broker-channel lender through FirstLine Mortgages — at one point the largest broker lender in the country. In 2012 CIBC decided to exit the broker channel and wound FirstLine down, choosing to focus on direct relationships through its branches and advisors. It has stayed direct-only ever since, and it is even winding down renewals on legacy FirstLine mortgages. The practical result: a broker cannot submit your mortgage to CIBC today.
CIBC’s mortgage products
| Product | What it is | Notes |
|---|---|---|
| Fixed-rate mortgage | Rate locked for the whole term | Available at branches and through CIBC advisors |
| Variable-rate mortgage | Rate moves with CIBC’s prime rate | Direct only |
| CIBC Home Power Plan | A re-advanceable line of credit secured against your home | Registered as a collateral charge — harder to switch lenders later |
How a Calgary mortgage broker helps — even without CIBC
You lose nothing by not having CIBC on the table. Here’s what an independent broker brings instead:
- We compare 30+ lenders — banks, monolines and credit unions — many with sharper rates than a big-bank posted quote.
- We secure discounted pricing, not the posted rate, and hold it while you shop.
- We weigh penalty structure and charge type, not just rate — a collateral charge like the Home Power Plan can cost you at renewal.
- It’s free, with no credit hit to start and no obligation.
