What Josh Tagg does
Josh arranges residential mortgages: purchases, refinances, renewals and switches, rental and investment properties, and private or alternative financing when a bank says no. He brokers through INDI Mortgage (The Independent Mortgage Company), which gives his clients access to the big banks, credit unions, monoline lenders, alternative lenders and private funds from one application. Mortgages for Less is his team and brand within INDI Mortgage, not a separate company.
He joined the business in 2006, when it was still a small operation his father had started three years earlier, spent ten years helping build it, and took it over in 2016. Two decades of files across every rate cycle since is the experience behind the advice on this site.

Penalties calculated the lender’s way
A prepayment penalty on a fixed mortgage is the greater of three months’ interest or the interest rate differential, and every lender calculates that differential differently. He keeps working notes on how each lender reads income, prices its penalties and clears its conditions, and turns them into public lender profiles covering banks, credit unions, monolines and private lenders.

Real files, real figures
The case studies on this site are actual client files with the dollar amounts left in: the debt consolidated, the payment freed up, the penalty paid, the rate the lender approved. Names and details are changed; the arithmetic is not.
On a standard residential mortgage the lender pays the broker, so Josh’s clients do not pay a fee. If a file ever requires a broker fee, typically on private or alternative lending, it is disclosed before anyone applies.

Office at 223 14 Street NW, Calgary, AB T2N 1Z6. Clients across the province: Calgary, Edmonton, Red Deer, Lethbridge, Fort McMurray, Grande Prairie and the towns in between. Almost everything happens by phone, video and e-signature, so where you live in Alberta does not change the process.
Ontario
Through INDI Mortgage, Josh also arranges mortgages for clients in Ontario, including Toronto and Ottawa. Ontario clients book on a separate calendar so the file starts in the right province from day one.

Outside of mortgages
Josh lived for several years among the Maya of Guatemala, which is where he picked up Spanish and Q’eqchi’, and he is a director of Mayan Eco Homestead, a small teaching farm that helps Guatemalan families learn sustainable farming.
