Sales came in almost exactly where August left off, sellers brought more new listings to market as the fall season started, and the benchmark price slipped half a percent. Homes took a little longer to sell, at 44 days on average. None of this points to a market in trouble. Detached homes are the strongest part of the market. The detached benchmark is $739,400, down about 1% from a year ago, and detached sales were actually up 4.4% from last September. They’re selling in about 38 days with 3.3 months of supply, so a well-priced detached home in a good neighbourhood still draws attention.

The softer side is attached and condo housing. Row/townhouses sit at a $412,400 benchmark, down 5.5% year over year, with sales down 18.2% and about 50 days on market. Apartment condos are at $291,400, down 8.3% from a year ago, with 5.3 months of supply and 55 days on market. For first-time buyers, that’s the segment where sellers are most open to a conversation on price and conditions.
