In July 2026, the Greater Edmonton median home price was $447,000 — down 1.2% from June but still up 2.2% from a year ago. Sales eased to 2,535, and inventory jumped nearly 18% year-over-year to 8,135 listings, giving buyers noticeably more choice. Prices are holding, not falling, and townhomes and condos under $300,000 remain the clearest path for first-time buyers.

Throughout these updates we use the median price rather than the average, because the median sits at the middle of the market — half of homes sold for more, half for less. A handful of high-end sales can drag an average upward, while the median gives a cleaner picture of what a typical home actually costs.
Are Edmonton home prices still going up?
Yes — modestly. The median price across all residential property types was $447,000 in July. That’s down about 1% from June, but still 2.2% higher than a year ago, an important reminder that Edmonton values are holding, not falling.
The bigger story is supply. Inventory climbed to 8,135 homes, up nearly 18% from last July, and homes are taking about six days longer to sell than a year ago. For buyers, that means more choice, less pressure, and more time to compare homes, review the numbers, and write appropriate conditions into an offer.
A closer look by property type
The median detached home sold for $531,050, essentially flat from a year ago and still moving in about 35 days. Semi-detached homes came in at a $418,500 median — a good middle option for buyers who want more space than a condo but aren’t ready for detached pricing, and the segment where rising inventory is quietly giving buyers the most negotiating room.
The more affordable segments are actually gaining ground year-over-year. Row/townhouses held a $295,000 median, up about 2% from last July, and apartment condos rose to $195,000, up 2.6%. For buyers trying to get in under the $300,000 mark, townhouses and condos remain the clearest path — and with condos averaging 55 days on market, there’s time to shop carefully.

July’s numbers are the kind of balance first-time buyers have been waiting for: prices that are stable-to-slightly-higher rather than spiking, noticeably more homes to choose from, and sellers who are a little more open to negotiation.
