Monthly Market Report · October 2026

Fewer homes sold than a year ago, but fewer sellers listed too, so inventory dropped and prices barely moved. Calgary is still balanced, with the most room to negotiate in condos and townhomes.

balanced market · inventory ÷ sales

October was quieter than a year ago. Calgary sales came in at 1,592, down 15.3% from last October, but sellers pulled back at the same time: new listings fell 12.7% from September and total inventory dropped to 6,173 homes. Because supply and demand eased together, the market stayed balanced at 3.9 months of supply and the benchmark price slipped only 0.4%. Homes sold in 43 days on average, a day faster than September. That is a slower fall market, not a falling one.

Are Calgary home prices still dropping?

Barely. The city-wide benchmark price of $564,200 is down 0.4% from September and 0.4% from October 2025. It has eased about 1.5% from this year’s high of $572,500 in June, and it is still about 2% above January’s low of $553,400. Small monthly moves in a narrow range are what a balanced market looks like.

The bigger change is in activity. Sales of 1,592 were down 3.4% from September and 15.3% from last October. New listings dropped to 2,928, down 12.7% on the month and 9.4% on the year, and inventory fell 4.8% to 6,173 homes, 4.6% fewer than a year ago. That works out to 3.9 months of supply, about where September was, up from 3.4 a year ago. Buyers have a little more room than they did last fall, but not a glut of listings.

Where the opportunities are for buyers

Detached and semi-detached homes are holding their value. The detached benchmark is $735,100, down 0.7% from a year ago, with about 39 days on market and 3.3 months of supply. Semi-detached was the one segment where sales rose in October, up 12.9% from September, and its $685,200 benchmark is up 0.8% from a year ago.

The softer side is still condos and townhomes. Row/townhouses sit at a $407,500 benchmark, down 5.1% year over year, with 4.4 months of supply and 46 days on market. Apartment condos are at $288,800, down 7.9% from a year ago, with sales down 22.3%, 5.3 months of supply and 55 days on market. For first-time buyers, that is where sellers are most open to a conversation on price and conditions.

What this means if you’re buying in Calgary

A balanced market gives you time. At 43 days on market you can view more homes, write a considered offer, and keep your financing and inspection conditions in place instead of waiving them to compete.

Fall and winter are also when fewer buyers are out looking, which can help on price. What makes that time useful is knowing your budget before you start. Price is one half of affordability and your mortgage rate is the other. A current rate and a pre-approval tell you what you can carry, so you can move quickly when the right home comes up.

Rates are part of the picture too. Where prices sit is only half of affordability; your mortgage rate is the other half. It’s worth getting a current rate and a pre-approval before you shop, so you know your real budget.

Frequently asked questions

What is the average house price in Calgary right now?
In October 2026 the CREB benchmark price, which tracks a typical home across all property types, was $564,200. The average sale price was higher at about $640,800, and the median was $562,500. The benchmark is the most reliable of the three because a handful of high-end sales can’t pull it around.
Is it a buyer’s or seller’s market in Calgary?
Balanced. October 2026 had about 3.9 months of supply, roughly the same as September and up from 3.4 a year ago. Detached homes are tighter at 3.3 months, while apartment condos lean toward buyers at 5.3 months of supply and 55 days on market.
Are Calgary house prices going to drop more?
Prices are down 0.4% from a year ago and about 1.5% from June’s high, with small monthly moves. Inventory is lower than a year ago and supply is balanced, which works against a sharp drop. Condos and townhomes have softened the most and could keep doing so; detached and semi-detached prices have held close to flat.
Why did Calgary home sales drop in October 2026?
Sales of 1,592 were 15.3% below October 2025, and apartment condo sales fell the most, down 22.3%. Sellers listed fewer homes too, with new listings down 9.4% from a year ago, so inventory fell and prices held close to flat rather than dropping.
How long does it take to sell a house in Calgary?
Homes sold in about 43 days on average in October 2026, one day faster than September and the same as a year ago. Detached homes took about 39 days; apartment condos took about 55.
