The latest housing numbers are out, and something interesting is happening in Edmonton.
In my latest market update video, I sat down with Jay from the Edmonton Home Team to talk about the February housing statistics. What we’re seeing right now is a market that is gaining momentum — and buyers who are prepared are starting to move quickly.
If you’re planning to buy a home this year, this is a moment worth paying attention to.
Edmonton home sales are jumping
One of the biggest headlines from the latest report is how quickly sales activity increased. Jay summed it up clearly during our conversation:
“Sales have taken right off, jumped nearly 40% month over month.”
That’s a big move for a single month. We’re seeing more buyers entering the market as the winter slowdown fades and the early stages of the spring market begin. But while sales are rising quickly, the market still hasn’t returned to the pace we saw at the start of 2025. That means opportunity still exists for buyers who are ready.
Listings are rising — but buyers are absorbing them
Another important part of the story is supply. In February, more than 3,000 new listings came onto the Edmonton market. On the surface that sounds like a lot of new homes for buyers to choose from. But the reality is that buyers are quickly absorbing those listings. Jay explained it this way:
“More homes have hit the market, but the absorption rate — buyers have swallowed those up for sure.”
In other words, homes are coming to market, but they are not sitting around for long.
Edmonton is still a balanced market — but shifting
Right now Edmonton is sitting at about 3.4 months of inventory.
Technically that puts us in what the industry calls a balanced market. But when you dig a little deeper, it’s starting to lean slightly toward sellers. Jay put it simply:
“We’re in a balanced market, but to be honest we’re still in a slightly seller-centred market.”
For buyers, that means two things:

Homes are still affordable compared with many Canadian cities.

But hesitation can cost you.
Some property types are moving faster than others
Not every segment of the Edmonton housing market is behaving the same way. In our discussion, Jay highlighted a few key trends:

Townhomes are seeing strong price growth

Semi-detached homes are performing well

Detached homes are steady

Condos are lagging slightly
This kind of movement is typical when the market starts gaining momentum. Entry-level and mid-range homes often see activity first. For many buyers, these property types represent the most accessible path into homeownership.
The biggest lesson for buyers right now
One moment in the conversation really stood out. Right before we started recording, we learned about a buyer who had just lost a home. Not because they couldn’t afford it. Not because the home was overpriced. But because someone else was ready first.
“One of our buyers just lost a home. It went pending before he was able to get his paperwork together.”
This is exactly why preparation matters so much when buying a home.
Why working with a mortgage broker early matters
As a mortgage broker in Edmonton, I see this situation all the time. A buyer finds the perfect home and they want to write an offer, but they are still trying to sort out their financing. Meanwhile another buyer already has their mortgage approval ready. Guess which buyer usually wins?
