If you are a first-time home buyer in Alberta and purchased a newly built home on or after March 20, 2025, you may qualify for the federal GST New Housing Rebate. The rebate was announced a year ago, but the bill (Bill C-4) only received royal assent on March 12, 2026. Many homeowners are unsure whether they need to apply for it themselves or whether their builder has already claimed it.

Quick answer: The federal GST New Housing Rebate gives eligible first-time buyers of newly built homes up to $50,000 on homes priced at $1,000,000 or less, a partial rebate between $1,000,000 and $1,500,000, and nothing above $1.5 million. Whether you have to do anything depends on one question: did you pay GST when you bought? Most Alberta buyers of builder-built homes did not — their contract said the price included GST net of rebate, so the builder claims it and there is nothing to do. If you paid GST directly (a custom build, a self-build, an assignment, or a contract with GST added on top), you apply to the CRA yourself. The key question is simple:

The answer determines whether you need to apply for the GST new housing rebate.

Did your builder already claim the GST rebate?

When the rebate is assigned to the builder, the money never passes through your hands — it comes off the purchase price instead.

Most buyers who purchased a new construction home in Alberta in the last year did not pay GST directly.

Instead, their purchase agreement likely stated something like:

“Purchase price includes GST net of rebate,” or included a section titled something like “GST Rebate.”

This means the builder assumed you qualify for the GST rebate and reduced the purchase price accordingly.

In this situation:

  • You assigned the rebate to the builder and signed documents with your lawyer stating the same
  • The builder claims the rebate from the CRA
  • You do not apply for the rebate yourself

This is the most common situation for first-time home buyers purchasing new homes from builders. If this applies to you, there is nothing you need to do.

When do first-time home buyers need to apply for the GST rebate themselves?

Some first-time buyers did pay GST when they purchased their home in the last year.

This can happen if:

  • GST was added on top of the purchase price
  • The builder did not include the rebate in the contract
  • You purchased a custom-built home
  • You built your own home
  • You bought an assignment or special purchase

If you paid GST, you may be able to apply directly to the CRA for The New Housing Rebate, which allows eligible buyers to recover some or all of the GST paid on their new home.

How do you apply for the GST New Housing Rebate through the CRA?

If your application is approved, the CRA will issue the rebate payment directly to you.

How do you create a CRA My Account to apply for the GST rebate?

If you don’t already have a CRA account, you will need to create one before applying. To register for CRA My Account, you will need:

  • Your Social Insurance Number (SIN)
  • Your date of birth
  • Your postal code
  • Information from a recent tax return

After registering, the CRA may send a security code by mail to confirm your identity before you can access all services. Once your account is active, you can complete the GST rebate application online.

What documents do you need for the GST rebate application?

Before starting your application, gather the following information and documents.

Two of these decide eligibility rather than paperwork: the home has to be your primary residence, and you have to be the first person to live in it.

How much could the new GST rebate be worth?

The rebate allows eligible buyers to receive:

  • Up to $50,000 for homes priced $1,000,000 or less
  • A partial rebate for homes priced between $1,000,000 and $1,500,000
  • No rebate for homes priced above $1,500,000

The exact amount depends on the price of the home, the amount of GST paid, and whether you qualify as a first-time home buyer in Canada.

How long will the GST rebate be available?

The new GST rebate for first-time home buyers will be available for the next four years.

To qualify:

  • The purchase agreement must be signed between March 20, 2025 and December 31, 2030.

If you purchased a new home in Alberta after March 20, 2025, the first step is simple:

Check your purchase agreement or Statement of Adjustments.

Look for wording about:

  • GST included in the purchase price
  • Rebate assigned to the builder

If your builder already credited the rebate, you do not need to apply. However, if you paid GST when you purchased the home, you may be eligible to apply for the CRA GST New Housing Rebate and receive a refund.
